Part of Virgin Limited Edition, Son Bunyola Hotel & Villas is a luxury hotel and private villa estate on the north-west coast of Mallorca, set within the UNESCO World Heritage-listed Serra de Tramuntana. The 810-acre estate is home to a 27-room boutique hotel in a restored historic finca, three private villas, a restaurant, an intimate spa and around three miles of Mediterranean coastline.

Son Bunyola Hotel & Villas is on Mallorca's north-west coast, in the Tramuntana Mountains between the villages of Banyalbufar and Esporles, both a few kilometres away. It's around 40 minutes by car from Palma de Mallorca Airport and about 45 minutes from Palma.

The Son Bunyola estate covers more than 810 acres of Tramuntana coastline and countryside, with olive and almond groves, citrus trees, vineyards, walking trails and its own pebble beach.

The historic finca at the heart of Son Bunyola dates back to around the 16th century, and the estate was a respected wine producer in the 19th century. Today the finca has been restored as a 27-room hotel.

Son Bunyola Hotel has 27 rooms and suites in the hotel, with sea or mountain views. 

Son Bunyola has eight room and suite categories:

•        Mountain View Room (30 to 35 m²): king or twin beds and mountain views, in the main manor house

•        Sea View Room (25 to 35 m²): king or twin beds and sea views, in the main manor house

•        Deluxe Mountain View Room (25 to 30 m²): a private terrace with outdoor seating

•        Deluxe Sea View Room (30 to 35 m²): a balcony, terrace or private garden, plus a sofa

•        Superior Suite (45 to 55 m²): outdoor space, with mountain or sea views

•        Deluxe Suite (60 to 70 m²): sea views, a freestanding bathtub and a sofa bed

•        The Tower (40 to 50 m²): set over three floors in the finca's turrets, with a private roof terrace and 360-degree views

•        Tafona Suite (65 to 75 m²): sea views, a private terrace and a sofa bed

It depends on what you're looking for. The Tafona Suites are the most spacious, at 65 to 75 m² with sea views and a private terrace. The Tower rooms are the most characterful, set over three floors in the historic finca's turrets with 360-degree views from a private roof terrace. 

Sea View Rooms, Deluxe Sea View Rooms, Deluxe Suites and Tafona Suites all have sea views. Some Superior Suites have sea views, and The Tower rooms have 360-degree views of the sea and mountains.

The Superior Suites, Deluxe Suites and Tafona Suites have sofa beds, and some rooms interconnect. For larger families, a private villa gives you more space, your own pool and a full kitchen.

Son Bunyola has three private villas on the estate, each with its own heated pool, full kitchen and sea and mountain views:

•        Sa Punta de S'Aguila: five en-suite bedrooms, sleeps 10 adults, 663 m²

•        Sa Terra Rotja: five en-suite bedrooms, sleeps 10 adults, 493 m²

•        Son Balagueret: four en-suite bedrooms, sleeps eight adults, 300 m² (reopening in summer 2027 following refurbishment)

Sa Punta de S'Aguila is the largest villa at Son Bunyola, at 663 m². Built into the landscape in traditional Mallorcan style, it has five en-suite bedrooms for up to 10 adults, a private heated pool, terraced seating and panoramic sea and mountain views. It's around a 25-minute walk from the estate's pebbled beach.

Sa Terra Rotja is a five-bedroom villa near the edge of the Son Bunyola estate, sleeping up to 10 adults across 493 m². It has a private heated pool, an outdoor pergola for long lunches and sea and mountain views. It's around a 20-minute walk from the estate's pebbled beach.

Son Balagueret is currently being refurbished and will reopen in time for summer 2027. Sa Punta de S'Aguila and Sa Terra Rotja remain open year-round.

Reopening in summer 2027 following a refurbishment, Son Balagueret is a characterful four-bedroom villa set over three floors, sleeping up to eight adults across 300 m². It has a historic turret, a central courtyard, spacious outdoor dining and lounge areas, a private pool and views over the sea, mountains and estate. It's around a 40-minute walk from the estate's pebbled beach.

All three villas suit families. Sa Punta de S'Aguila and Sa Terra Rotja each have five bedrooms for up to 10 guests and are closest to the beach. Son Balagueret, with four bedrooms for up to eight, is a cosier option when it reopens in summer 2027. Our reservations team can help you choose.

Sa Punta de S'Aguila is the largest villa, at 663 m² with five bedrooms for up to 10 adults. For bigger groups, Sa Punta de S'Aguila and Sa Terra Rotja can be booked together for up to 20 adults, rising to 28 across all three villas when Son Balagueret reopens in summer 2027.

Yes. The villas are self-catering, with a fully equipped kitchen. You can cook for yourselves, book a private chef to create bespoke Mallorcan menus in your villa, or dine at Sa Terrassa from March to November.

Unlike most private villas in Mallorca, the villas at Son Bunyola come with a five-star hotel on the doorstep. Villa guests enjoy daily breakfast and full access to the hotel's services, including the spa, infinity pool, restaurant and complimentary activities, all set within an 810-acre private estate with its own beach in the UNESCO-listed Tramuntana Mountains.

Yes. Villa guests can use all of the hotel's facilities, including the infinity pool, spa, gym, tennis court and Sa Terrassa restaurant.

Once through the estate gates, follow the road down the mountain and the coloured arrows: green for Sa Terra Rotja, yellow for Sa Punta de S'Aguila and white for Son Balagueret. Full directions are on our Getting here page.

Villa check-in at Son Bunyola is from 4 pm and check-out is by 11 am.

Yes. Villas can be booked together, sleeping up to 20 adults across Sa Punta de S'Aguila and Sa Terra Rotja, or 28 across all three once Son Balagueret reopens in summer 2027, and the whole estate, including the hotel, can be hired exclusively. Fly into Palma de Mallorca Airport (PMI), then it's around 40 minutes by car to Son Bunyola. Mallorca has direct flights from many European cities, and guests from further afield can connect through a European hub. We recommend hiring a car, or we can arrange a private transfer.

Yes. Private transfers between Palma de Mallorca Airport and Son Bunyola Hotel & Villas can be arranged on request, and take around 40 minutes.

A car isn't essential, but we recommend one. Son Bunyola Hotel & Villas is tucked away in the Tramuntana Mountains, so a hire car gives you the freedom to explore villages, beaches and Palma. Transfers and guided excursions can also be arranged.

From the airport, follow the MA-19 and MA-20, then the MA-1110 and MA-1120 towards Esporles and Banyalbufar. Turn right through the stone pillars just before the yellow 83 km marker on the MA-10. SatNav coordinates: 39.694532, 2.541379. Full directions are on our Getting here page.

The hotel at Son Bunyola Hotel & Villas is open from March to November, and the three villas are open all year round.

Yes. Son Bunyola Hotel has a heated infinity pool with sea views and a hot tub, and each villa has its own private heated pool.

Yes. The intimate spa at Son Bunyola is on the hotel's ground floor, with two treatment rooms, including one for couples. Treatments use Gaia Natural Products, made on Mallorca with local flowers, herbs, salts and oils, and Olivier Claire skincare.

The signature treatment is The Magic of the Olive Tree, available as an 80-minute body treatment or a 60-minute facial. Other favourites include the Soul of the Pine Forest body treatment, hot stone massage and manual lymphatic drainage. 

Yes. Son Bunyola Hotel has a small gym with a treadmill, stationary bike and weight bench, open daily from 7 am to 9 pm, next to the yoga and beach volleyball area.

Yes. Complimentary morning yoga and fitness sessions are held on the estate, and private yoga sessions can be booked also (at an additional cost). Every room has its own yoga mat.

Yes. Son Bunyola has a tennis court that's free to use for hotel and villa guests, with racquets, balls and a ball machine provided. Private lessons with our on-site coach are also available at an additional cost. 

Yes. Pickleball is available on the estate and is complimentary for guests.

Yes. A private two-hour ice bath experience can be booked for a minimum of two guests (at an additional cost). 

We have one restaurant, Sa Terrassa, which takes its name from the stunning location in front of the Finca's striking facade.

Sa Terrassa is the hotel's main restaurant offering Mediterranean cuisine with sea views, open from March to November for hotel guests for breakfast, dinner and lunch and open to external guests for lunch and dinner.

Sa Terrassa serves Mediterranean cuisine with authentic Mallorcan flavours. Menus are built around produce from the estate's gardens and orchards, including organic herbs and vegetables, citrus fruit, olives, almonds and honey from our own beehives.

Yes. In spring 2026, Son Bunyola Hotel & Villas released its first own-label wine in over a century, made from local Malvasia grapes in partnership with a nearby winery. It's only available on the estate, on the Sa Terrassa wine list or from the hotel boutique.

Yes. A complimentary wine tasting led by our sommelier is held every Saturday for hotel guests. You can also book the Malvasia vineyard experience, a one-hour vineyard tour and tasting (minimum two guests), or an off-site tasting at a local vineyard with tapas at an additional cost. 

Malvasia is a historic white grape variety long grown on Mallorca's north-west coast around Banyalbufar. Son Bunyola Hotel & Villas has replanted Malvasia vines on the estate to revive its winemaking heritage.

Yes. Son Bunyola has its own pebble beach on the estate. It's around a 40-minute walk from the hotel and Son Balagueret, and around 25 to 20 minutes from Sa Terra Rotja and Sa Punta de S'Aguila.

Yes. The 810-acre estate has trails through olive and almond groves, citrus trees and vines down to the coast. A complimentary guided walk with a local historian and writer brings the estate's history to life, and bikes are available to explore on your own.

Guided hikes collect you from the hotel, including a two-hour Valldemossa route with five viewpoints, a four to five-hour summit hike from Biniaraix and a guided hike through the UNESCO World Heritage site.
